GRANDVIEW - GUEST RENTAL AGREEMENT

POOL INFO AND WAIVER

The safety of all our guests is our highest priority. We maintain our pool to the highest standards of hygiene and performance so you can enjoy a relaxing stay. To ensure a safe environment for all guests, we require strict adhereance to the following guidelines and protocols. Please read this carefully as you are responsible for damage caused by noncompliance with these guidelines. Be advised that violation will result in charges deducted from the Booking Guest Security Deposit, up to termination of their Guest Rental Agreement without refund.

POOL GUIDELINES

Capacity & Supervison

  • The pool is for the use for you the Booking Guest and your Registered Guest only. No drop-in visitors are allowed to be on the property and use the pool.

  • Children under the age of 18 must always be supervised by a responsible adult.

Schedule of Operation

  • The pool is open to guests from Memorial Day - Labor Day weekend, however not guaranteed due to mechanical malfunction and weather conditions.

  • From time to time, the pool may be closed for unforeseen reasons such as repair or inclement weather.

  • The pool water levels and quality may suffer due to heavy rainstorms, high winds or other circumstances caused by nature.

Pool Temperatures & Pool Heat

Based on the size of the pool, its exposure to the exterior elements such as wind, rain and overnight lows, we're unable to control the water tempertature and clarity completely.

  • The target pool heat temperature is 80F-82F.

  • If pool heat is arranged, the pool will begin heating 24 hours prior to your specified check-in time. Please note, it may take up to 24-48 hours to reach the target temperature based on the weather. If the air temperature falls below 55F, the pool heater may automatically shut off as it owns safety precautions. This will obviously reduce the temperature of the pool.

Pool Mechanicals

The pool heat mechanicals are checked, present and locked prior to arrival. Do not attempt to interfere with or adjust the settings of the pool heater, pumps, valves or any related equipment. Tampering or attempting to adjust any pool equipment will impact the Booking Guest Deposit, as well as the chemical composition of the water which has been professionally maintained and balanced prior to your arrival.

Cleaning & Maintenance

  • The pool is under professional maintenance and servicing contract. From time to time, it may be necessary for their service personnel to have access to the pool and its equipment room located at the lower level of the home. To that end, any maintenance either for scheduled standard service or emergency service/repair will be communicated and coordinated to the Primary Booking Guest.

  • The pool water is tested weekly to comply with warranty and general pool management standards.

  • We take every precaution to ensure that all pool equipment is properly maintained and serviced. In the event there is an equipment failure during your stay, we will make every effort to repair in a timely manner. However in those instances, use of the pool during your stay is not guaranteed.

Pool Toys / Floats

  • Only toys specifically designed for swimming pools are allowed in the pool area, however only in the presence and supervision of a responsible adult.

  • After each pool use all toys, floats swimming accessories etc. must be removed from the pool and placed inside the storage bins located in the pool area. These items can damage the pool filtration and mechanical systems.

  • Use of any pool toys or floats left in the pool area and storage is at the sole risk of the Registered Guests and minor(s) in their care.

Hygiene & Water Quality

Pre-Soak Shower:

  • All guests must shower before entering the pool to remove all lotions, oils, and perfumes. These products cause cloudy water and damage the filteration system.

No Additives:

  • Absolutely no soaps, bath oils or bubbles are allowed in the pool. This includes food or drinks. Violations will require the pool to be drained and refilled. This cost will be deducted for the Booking Guest Deposit.

Allergy Notice:

  • Chlorine is used as a sanitizer, as well as other pool chemicals. Do not enter the pool if you have a known allergy. If unsure consult your physician.

Standard Etiquette:

Nudity, sexual activity or urinating in the pool or pool area is strictly prohibitted and cause for immediate termination of the Guest Agreement without refund.

Approved Attire:

Only clean, dedicated swimwear is allowed. Street clothes are not allowed as they introduce lint and detergent that damage the filtration system.

HEALTH & SAFETY PRECAUTIONS

Pool Entry & Exit

  • The pool gate must be locked at all times when the pool is not in use.

Medical Consultation

  • Guests with illness should not use the pool without consulting a physician.

Glass Prohibitted

  • Absolutely no glass of any kind (including those beverage purchased in a glass container) is allowed in the pool area for any reason or at any time. Broken Glass will require a professional drain, deep clean and refill.

Sobriety Required

  • The use of excessive alcohol, drugs, or medication that can cause impairment, before or during pool use is strictly prohibitted, as it greatly increases the risk of drowning.

Do Not Swim Alone

  • For safety, never use the pool alone.

Prevent Injury

  • The pool area can be slippery. Use caution when entering and exiting the pool and pool area.

  • Running or rough play in the pool or pool area is not allowed

  • Diving or jumping into the pool is not allowed.

  • Excessive splashing is not allowed, it will increase the risk of slipping injuries.

  • Always use the pool stairs to enter and exit the pool.

Pre-Estimate Repair & Replacement

In the unfortunate circumstance where repair and or replacement is necessary, please find the list below that represents a reasonable pre-estimate of costs for remediation and not intended as a penalty. These costs may or may not be all inclusive.

Excessive Cleaning / Heavy Soiling: $300 to $700

  • Visible sand, mud or heavy oils that require extra filtration cycles or manual scrubbing but do not require a full drain.

Foreign Substance "Drain and Fill": $1670 to $3880

  • Water left murky, foamy or containing "foreign substances" like bubble bath, glitter, soaps, lotions, food, drinks, excessive sand, dirt, glass or any harmful material that can damage the pool equipment , compromise water quailty or harm to guests.

  • This covers professional labor and hours required to drain, clean, sanitize, refill, chemical rebalancing and reheat.

Professional Drain Service: $70 to $230

Water Delivery (Fill): $500 to $1700

Chemical Restart: $100 to $150

Reheat of Water: $1000 (Spring/Summer) to $1800 (Fall/Winter)

  • Should the water require reheating due to cleaning or draining an additional cost for reheating the water to its target temperature will be required.

Loss of Use -Remediation for Delayed Guest Check-in: $550 to $1200 per day

  • Conditions of pool after check-out resulting in a delay or cancellation of the next Guest Check-in. Should the pool require a deep clean or repair due to Guest use misuse that prevent the next arriving guests or future guests from using it, a "Loss of Use" charge will be implemented to cover compensation or remediation costs.
