GUEST INFORMATION:

The primary booking guest is referred to in this Agreement as Guest and or Primary Booking Guest. The Guest shall be responsible for his/her Registered Guests defined in Exhibit A, as well as any unauthorized individuals on the property during the term of this Agreement.

RENTAL FEES:

Rental fees are calculated on information provided upon booking. Total rental fees are subject to change based on any modifications such as but not limited to: dates, number of guests, early check-in, late check-out, added amenities etc.

REASON FOR YOUR STAY:

Why do we ask this? To best prepare the home for you and your guests and provide us with an opportunity to recommend local attractions as well as our own amenities that may enrich your stay.

ie. golf outing, birthday, concert, local event

CLEANING:

  • Cleaning fees are determined at the time of booking. Please refer to the platform in which you booked for the specific fee.

  • This fee covers routine cleaning and preparation only. See Deposit and Exhibit C for details.

DEPOSIT:

  • After your departure the home will undergo a post check-out inspection. The timing of this inspection is based on the time of the year.

  • Damage, loss, violation(s) will be itemized, photographed and communicated to you through the booking platform.

  • Please refer to the platform in which the booking originated for amount, specific details, deposit window, and process as they vary.

    • Airbnb / VRBO: Deposit window can take up to 14 days.

    • Stay at Lake Geneva: Deposit window can take up to 10 days.

DEPOSIT TERMS & CONDITIONS:

The Deposit shall be applied to any cost to Owner to return the home to the condition on the data of arrival including loss of revenue, rebate or damage including but not limited to:

  • Any loss, damage, repair or replacement, cleaning beyond routine cleaning and preparation.

  • Excessive wear and tear.

  • Additional preparation and repairs due to extreme unauthorized activities in the home or on the property.

  • Untimely departure.

  • Violation of Guest occupancy resulting in additional $500 per person/night fee(s).

  • Adherence to Exhibit B - House Rules.

  • Adherence to Exhibit C - Check Out Policy and Check List.

  • Adherence to Exhibit D- Pool Info and Waiver

Should the damages be greater than the Deposit, the remaining balance will be billed to the Guest accordingly.

RESERVATIONS:

  • You must be thirty (30) years of age to make a reservation.

  • Total Rental Fees subject to change based on any modifications to dates, number of guests or added amenities to the initial booking.

  • There are no refunds or rebates for any delay or interruption to your stay including, but not limited to those caused by weather or power outages.

CONFIRMED RESERVATION:

We cannot confirm your check-in time until our receipt of:

  • Airbnb / VRBO - A completed Guest Rental Agreement and all Pool Waivers.

  • Stay at Lake Geneva - A completed Rental Agreement, payment in full, Deposit and all Pool Waivers.

CANCELLATION POLICY:

Details for cancellation of your booking is outlined on the site your booking originated from. (Airbnb, VRBO or Stay at Lake Geneva) Please refer to that site for details and policy for cancellation.

SPECIAL PROVISIONS:

ICE MAKER

Due to State Law sanitation requirements, the Owner is not permitted to provide ice from the refrigerator's ice maker. Please make a note and plan accordingly.


POOL

See Exhibit D for Pool Guidleines and Waiver.

DRIVEWAY NOTICE

  • Due to the rural location of this home, the driveway has a steep angle that can cause difficulty in traveling in and out of the driveway during heavy rain, thunderstorms and unseasonal snow. We prepare the driveway prior to arrivals, but caution should be used when driving onto or out of the driveway.

  • Use of the driveway during rain, ice or snow conditions are done at the risk of all Registered Guests.
