GUEST INFORMATION:

The primary booking guest is referred to in this Agreement as Guest and Primary Booking Guest. The Guest shall be responsible for his/her Registered Guests defined in Exhibit A, as well as any unauthorized individuals on the property during the term of this Agreement.

Maximum occupancy is 8 Guests. 'Drop-ins' or 'Visitors' are not permitted.

Early Arrival Request (if applicable): Indicate the early check-in time you are requesting. Early check-in requests must be confirmed and subject to a fee. 3PM=$100, 2PM=$200, 1PM=$300, Noon = Full Nightly Rate *CHECK-IN WINDOW CLOSES AT 7PM*

REASON FOR YOUR STAY:

Why do we ask this? To best prepare the home for you and your guests and provide us with an opportunity to recommend local attractions as well as our own amenities that may enrich your stay.

ie. golf outing, birthday, concert, local event

RENTAL FEES

Rental fees are calculated on information provided upon booking. Total rental fees are subject to change based on any modifications such as but not limited to: dates, number of guests, early check-in, late check-out, added amenities etc.

CLEANING:

Cleaning fees based on the time of booking. This fee covers routine cleaning and preparation only. See Deposit and Exhibit C for details.

DEPOSIT:

After departure the home will undergo a post check-out inspection. The timing of such inspection is based on the time of the year. Any damage, loss, violation(s) will be itemized, photographed and communicated through the booking platform for deduction. Please refer to the platform in which the booking originated for specific details, deposit amount, deposit window, and process as they vary.

Airbnb/VRBO - Deposit window can take up to 14 days.

Stay at Lake Geneva - Deposit window can take up to 10 days.

DEPOSIT TERMS & CONDITIONS:

The Deposit shall be applied to any cost to Owner to return the home to the condition on the date of arrival including loss of revenue, rebate or damage including but not limited to:

  • Any loss, damage, repair or replacement, cleaning beyond routine cleaning and preparation.

  • Excessive wear and tear.

  • Additional preparation and repairs due to extreme unauthorized activities in the home or on the property.

  • Untimely departure.

  • Violation of Guest occupancy resulting in additional per person/night for liquidated damages.

  • Adherence to Exhibit B - House Rules.

  • Adherence to Exhibit C - Check Out Policy and Check List.

  • should the damages be greater than the Deposit, the remaining balance will be billed to the Guest accordingly.

  • Adherence to Exhibit D - Hot Tub Info & Guidelines

Should the damages be greater than the Deposit, the remaining balance will be billed to the Guest accordingly.

RESERVATIONS:

  • You must be thirty (30) years of age to make a reservation.

  • There are no refunds or rebates for any delay or interruption to your stay including, but not limited to those caused by weather or power outages.

CONFIRMED RESERVATION:

We cannot schedule your check-in until our receipt of :

Airbnb/VRBO - A completed Guest Rental Agreement and Pool Waivers

Stay at Lake Geneva - A completed Rental Agreement, Pool Waivers, payment in full including the Deposit.

CANCELLATION POLICY:

Details for cancellation of your booking is outlined on the site your booking originated from. (Airbnb, VRBO or Stay at Lake Geneva) Please refer to that site for details and policy for cancellation.

SPECIAL PROVISIONS:

  • QUIET HOURS

Quiet Hours between 8PM to 8AM daily are strictly enforced. No voices, music or activity that can be heard from outside of the home or by the neighbors during these hours are not allowed. Violation will result in immediate termination without refund and forfeiture of your Deposit.

  • ICE MAKER

Due to State Law sanitation requirements, the Owner is not permitted to provide ice from the refrigerator's ice maker. Please make a note and plan accordingly.

  • FIRE PIT

Use of the fire pit is effected by weather such as snow and rain, therefore its use during your stay is not guaranteed.

  • HOT TUB

Please refer to Exhibit D for specific information, guidelines and waivers.
